Project Overview:

Loyal 9 Development was awarded the contract to perform full exterior renovations at 1–3 Thomas Street in Rochester, NY as part of the Rochester Housing Authority’s capital improvement program. This work supports RHA’s continued efforts to modernize and preserve affordable housing units across the city, and was delivered in coordination with C&S Companies, SWBR Architects, and The Pike Company.

Key Features:

Siding & Exterior Wrap:

• Complete removal of existing vinyl siding and replacement with new vinyl siding and trim boards.

• Installation of Tyvek house wrap and all necessary moisture barriers and flashings per spec.

• New corner boards, rake trim, and decorative elements installed to match design intent and improve energy performance.

Roofing Replacement:

• Full tear-off of existing roofing, including shingles and underlayment.

• Installed new dimensional asphalt shingles, ice and water shielding, and synthetic underlayment.

• New drip edge, ridge vent, and flashing were applied to ensure water-tightness and attic ventilation.

Gutters, Fascia & Soffits:

• All aluminum gutters and downspouts were replaced, including proper pitch adjustments for drainage.

• Fascia and soffits were repaired or replaced as needed and finished with low-maintenance materials.

• Exterior surfaces were painted and sealed to match existing finishes and RHA color standards.

General Carpentry & Caulking:

• Minor exterior wood repair, patching, and prep was performed across porch edges, window trim, and structural details.

• Sealants and caulking were applied at all penetrations and transitions for weatherproofing.

Execution:

Loyal 9 Development completed the work on time and in coordination with RHA’s construction management team and project stakeholders. The renovations improve building longevity, weather resistance, and curb appeal—supporting RHA’s mission to maintain safe, durable, and attractive housing throughout the Rochester region.
