Project Overview:

Loyal 9 Development completed a comprehensive exterior revitalization project across the Bronson Court Townhomes campus for the Rochester Housing Authority (RHA). Spanning seven buildings and dozens of individual townhome units, the scope focused on structural upgrades, safety enhancements, and aesthetic improvements designed to improve long-term value and community livability.

Key Features:

Exterior Demolition & Prep:

• Removed all existing vinyl siding, fascia, soffits, and exterior trim.

• Fully demolished existing concrete porches and sidewalks at each unit entry.

• Targeted asbestos abatement was performed where required, prior to new construction.

Framing & New Structures:

• Constructed new covered front porches for all units using treated framing and new roof structures.

• Installed new rear decks at each townhome, providing a consistent rear outdoor amenity across the complex.

• Asphalt shingle roofing systems were applied over all new porch roofs with ice & water protection.

Concrete & Sitework:

• All original sidewalks and steps were removed and replaced with new concrete flatwork and entry stairs.

• Vinyl and metal handrails were installed at each entry to improve accessibility and meet code compliance.

Siding, Trim & Exterior Finishes:

• All seven buildings received new hardy board siding with updated trim details to enhance curb appeal and weather performance.

• Gutters and downspouts were replaced to manage drainage and preserve building foundations.

• Exterior painting and caulking were completed as part of the full weatherproofing envelope.

Landscaping & Common Area Improvements:

• Landscaped planting beds, sod restoration, and mulch were installed at each unit entry and in common courtyard areas, creating a clean and welcoming site presentation.

Execution:

Loyal 9 Development coordinated with RHA and other stakeholders to minimize tenant disruption while delivering a top-to-bottom exterior transformation. With consistent porch and deck design, new walkways, and refreshed facades, the Bronson Court Townhomes now reflect the forward momentum of RHA’s housing renewal efforts.
